Clients ask us this question constantly: how much should I be paying to waterproof a roof in Lagos or Abuja in 2026?
The honest answer is that it depends on five things - the deck condition, the slope, the membrane system, the detailing required, and the warranty you want behind it. Below we set out a realistic 2026 range, and we explain where each naira goes.
The range
For a flat concrete roof in good structural condition, in Lagos or Abuja, our 2026 working range is ₦18,000 to ₦42,000 per square metre installed, with a 5–10 year written warranty depending on system.
Why the spread
A torch-applied bituminous membrane on a basic substrate sits at the bottom of that range. A multi-layer Pluvitec or Sika liquid system on a roof with parapets, drains and HVAC plant sits at the top. The labour content is similar; the material content is wildly different.
What you should not be paying
If a contractor quotes you below ₦15,000 per square metre in 2026 for a roof in Lagos, they are pricing in a single-coat application of consumer-grade product. It will get you through one rainy season. It will not get you through three.
